Hillsborough County solar lien search

By Jake Breaux, solar industry expert · Updated

The short version

In Hillsborough County, Florida, a solar fixture filing is recorded with the Clerk of Court and Comptroller, not with the Florida Secured Transaction Registry. The clerk's Official Records Public Search is free, and the document type you want is the one called (FIN) FINANCING STATEMENT. The search also tells you the date its index has been released through, which is the part most people read past. This page covers both.

Where do you search for a solar lien in Hillsborough County?

In the Hillsborough County official records, which the Clerk of Court and Comptroller keeps through its Recording Department. A solar lien is usually a UCC fixture filing, and Florida sends fixture filings to the clerk of the circuit court rather than to the state registry. A clean search at the state registry does not clear a home in Tampa, Brandon, Riverview or Plant City.

The statute draws the line itself.Florida Statute 679.5011sends a financing statement to the office of the clerk of the circuit court when the collateral is goods that are or are to become fixtures and the statement is filed as a fixture filing, and sends every other case to the Florida Secured Transaction Registry, the state index at floridaucc.com. So the registry is the wrong window for panels bolted to a roof in Hillsborough County, and the clerk'sOfficial Records Public Searchis the right one. The version of this rule for every state is onwhere to search for a solar lien.

How do you search the Hillsborough County records?

Open the clerk's Official Records Public Search and pick Name from the list of search types down the left side. The name search gives you two boxes, Last / Business Name and First Name, and the second one takes either a first name or a first and middle. A name has to be at least three characters, and the search's own help text tells you to use % as a wildcard when you want variations of a name. Then set Doc Type. Nothing in that list says UCC or fixture filing, which is where most people give up: the entry you want is (FIN) FINANCING STATEMENT.

What the state registry coversFinancing statements that are not fixture filings. Search it as a separate question

Three habits save time here. Leave Person Type empty on the first pass, because it holds PARTY 1 and PARTY 2, the direct and reverse party, and a filing can index you on either side depending on who prepared it. Search both names on the deed, since a filing made against one spouse will not surface under the other. And run each name with a middle initial and then without, because an index matches what somebody typed, and % covers the spellings you cannot guess.

What does the Released Through date mean, and what is a U?

It is the clerk telling you how far the index has been checked. The search page prints a Released Through Date and a Released Through Instrument # in the same panel as the copy fees, and anything recorded past that point is marked U for unverified in the Status column. When we looked on 2 October 2026 the date read 22 September 2026 and the instrument number read 2026370170, so about a week and a half of recordings were sitting in the index unreleased. Read that figure on the day you search instead of trusting ours. It also means a search run today cannot rule out a filing signed last month, and the clerk warns separately that it cannot guarantee same or next day recording for anything arriving by mail or through eRecording, so the gap between a signature and a public record is wider than it looks.

What is the Property Fraud Alert, and should you use it?

It is free, and for this job it is the useful half. You register a personal or business name, and the clerk notifies you by email or telephone whenever a document is recorded in Hillsborough County using that name. The alert hands you an instrument number, and the clerk's instruction is to put that number into the Instrument # search to read the document itself. Register on the clerk'sProperty Fraud Alert pageor by phone on 800-728-3858. It watches names rather than parcels here, so register every spelling you have signed with, and register the trust or company name too if the house is held in one.

What do you do if you find a solar filing?

Open the image and read who filed it and what it covers. Printing it from your own computer costs nothing. If it secures a solar loan you have paid off, ask the lender for a UCC-3 termination and have it recorded, then come back and check: the same Doc Type list carries (TER) TERMINATION and (SAT) SATISFACTION. If it protects a lease or power purchase agreement that is still running, ask the provider in writing what they need for a sale or a refinance, and ask now, because their reply is the slow part.

The reason it matters at a closing is the buyer's lender.Fannie Mae's Selling Guiderequires a UCC search on a home with solar and requires a filing that ranks ahead of the mortgage to be subordinated before the loan closes. The closing-table version of this is atselling a house with solar.

Does every kind of solar leave a filing?

No. Loans nearly always do, leases and power purchase agreements often do, and cash purchases and subscriptions leave nothing on the record. The breakdown is ondo solar panels put a lien on your house. We sell subscriptions, the no-filing kind, so read it knowing that.

Looking at solar for a Hillsborough County home?

Run your bill through the estimator. It takes about a minute and a real person follows up with figures for your roof. Read the Florida page first: it covers who insures the panels when a hurricane comes and who this is a bad fit for.
