The short version
In Collier County, Florida, a solar fixture filing is recorded with the Clerk of the Circuit Court and Comptroller, not with the Florida Secured Transaction Registry. The clerk's official records search is free, takes a last name and a first name in separate boxes, and carries a document type called Financing Statement/UCC that you can tick on its own. The clerk also runs a free email alert. This page covers both.
Where do you search for a solar lien in Collier County?
In the Collier County official records, which the Clerk of the Circuit Court and Comptroller keeps as county recorder. A solar lien is usually a UCC fixture filing, and Florida sends fixture filings to the clerk of the circuit court rather than to the state registry. A clean search at the state registry does not clear a home in Naples, Marco Island, Golden Gate or Immokalee.
The statute draws the line itself.Florida Statute 679.5011sends a financing statement to the office of the clerk of the circuit court when the collateral is goods that are or are to become fixtures and the statement is filed as a fixture filing, and sends every other case to the Florida Secured Transaction Registry, the state index at floridaucc.com. So the registry is the wrong window for panels bolted to a Collier County roof, and theclerk's official records searchis the right one. How do you search the Collier County official records?
Open the clerk's official records search and pick Document Search. Collier splits the name into two boxes, Last and First, with a separate Business Name box underneath, so you type SMITH in one and JOHN in the other rather than running them together. The form tells you to enter one or more criteria and to leave a field blank to include all, so a last name on its own is a valid search.
Then use the document type list, because Collier does the sorting for you. One of the entries is FIN/UCC : Financing Statement/UCC. Tick that box, put your name in, leave the dates open, and you have asked the county exactly the question you came to ask. Worth ticking too: LIEN : Lien (Various), SATIS : Satisfaction and TERM : Termination of Anything, which is where a released filing shows up.

Two habits save time. Try the name with a middle initial and then without, because an index matches what somebody typed, not who you are. And if the house is in two names, search both. A filing made against one spouse will not surface under the other.
What does the Last Verified Date mean?
It is the county telling you how far the checked index reaches. Collier prints a Last Verified Date at the bottom of the search form and repeats it on its Range Information page, alongside the verified range itself, which ran to 29 September 2026 when we looked on the 30th. Anything recorded in the couple of days since then can be sitting in the office without being findable by name yet. That gap is small, and it is the whole reason a clean search this afternoon is evidence rather than proof. If you signed solar paperwork last week, search again in a fortnight.
What is the Risk Alert Notification, and should you use it?
It is a free service from the clerk, and for this job it is the useful one. You give an email address and clear a robot check, and the clerk emails you back a link where you add the party names and official records you want watched. From then on you get an email when a deed, lien, mortgage or other land record matching your criteria is recorded in Collier County. The clerk is blunt that it does not stop anything being filed, only tells you it happened, which is exactly the job here. One thing to know before you sign up: the clerk says email addresses and search criteria are subject to public records requests.
What do you do if you find a solar filing?
Open the image and read who filed it and what it covers. A paper copy from the clerk is $1.00 a page for ordinary sheets and $2.00 to certify, so getting a proper copy of the one document that matters costs less than lunch. If the filing secures a solar loan you have paid off, ask the lender for a UCC-3 termination and have it recorded. If it protects a lease or power purchase agreement that is still running, ask the provider in writing what they need for a sale or a refinance, and ask now, because their reply is the slow part.
The reason it matters at a closing is the buyer's lender.Fannie Mae's Selling Guiderequires a UCC search on a home with solar and requires a filing that ranks ahead of the mortgage to be subordinated before the loan closes. The closing-table version of this is atselling a house with solar.
Does every kind of solar leave a filing?
